What Makes Gold Coast Properties Different

Long Island's Gold Coast — the string of exclusive communities along Nassau County's North Shore — has been home to some of America's most significant private estates since the Gilded Age. Today, properties in towns like Sands Point, Brookville, and Muttontown still carry that heritage — grand architecture, expansive grounds, mature trees, and a tradition of refined living that sets them apart from the rest of Long Island.

Designing and building outdoor environments for these properties is fundamentally different from a typical suburban pool project. The scale is larger, the expectations are higher, and — most importantly — the existing character of the property must be respected and enhanced, not overwritten.

Start with the Property, Not the Pool

The most common mistake on estate properties is starting the design process with the pool. A pool is a significant element, but it is one part of a larger outdoor environment. On a Gold Coast property, the pool needs to relate to the house, the existing landscape, the topography, the views, and the way the family actually lives outdoors.

Before we propose any design, we spend time on the property studying what's already there. We look at the architecture — the materials, the proportions, the style. We walk the grounds and identify the existing trees, stone walls, drainage patterns, and views. We ask how the family uses the outdoor space, and what they want to be able to do that they can't do now.

Only after that study do we begin designing. The result is a pool and landscape that feel like they belong to the property — not like they were dropped onto it.

Pool Design for Estate Properties

Gold Coast estate pools are almost always custom gunite designs — the flexibility of gunite allows us to create any shape, depth profile, and feature combination that the property and the client require. The choice between a formal geometric pool and a naturalistic freeform design is one of the most important decisions in the process, and it should be driven by the architecture and landscape character of the property.

Formal geometric pools — rectangular, L-shaped, or with clean geometric curves — are the right choice for properties with traditional or classical architecture. They create a sense of order and symmetry that complements formal gardens, bluestone terraces, and historic homes. Many of the estates in Old Brookville and Upper Brookville have architecture that calls for this approach.

Naturalistic freeform pools are the right choice for properties with wooded, informal, or topographically complex settings. In communities like Lattingtown and Mill Neck, where properties often have mature woodland, irregular topography, and a naturalistic character, a freeform pool that follows the land feels far more appropriate than a rigid rectangle.

Beyond shape, estate pools often incorporate features that elevate the experience: integrated spas, beach entries, tanning ledges, water features, fire elements, and outdoor lighting that transforms the pool area at night. We design all of these elements as part of the pool from the beginning — not as add-ons.

Materials Matter More on Estate Properties

On a Gold Coast estate, the materials you choose for pool coping, terraces, and hardscape are as important as the pool design itself. The wrong material — even a beautiful one — can feel out of place if it doesn't relate to the architecture and existing landscape.

For traditional and historic properties, we typically work with natural bluestone, granite, and antique brick — materials that have been used on Long Island estates for over a century and that age beautifully. For more contemporary estates, we use large-format porcelain, honed limestone, and architectural concrete that create a clean, modern aesthetic.

We source premium materials and work with skilled masons who understand the difference between acceptable and exceptional. On an estate property, the quality of the craftsmanship is visible in every joint, every edge, and every transition.

Landscape Design at the Estate Scale

A pool on a Gold Coast estate is surrounded by landscape, and the landscape design is what ties everything together. On larger properties — and many Gold Coast estates sit on two to ten acres or more — we create comprehensive landscape master plans that address the full grounds, not just the pool area.

These plans typically address: the entry drive and motor court; lawn areas and their relationship to the house and pool; formal garden rooms or cutting gardens; woodland edges and naturalistic plantings; privacy screening from neighboring properties and roads; and seasonal planting programs that ensure the property looks its best year-round.

For properties in Sands Point with waterfront exposure, we pay particular attention to salt-tolerant plantings, wind management, and designs that maximize water views while maintaining privacy. For the wooded estates of Muttontown and Mill Neck, we work with the existing woodland character, using specimen trees, naturalistic understory plantings, and informal paths that feel like extensions of the natural landscape.

Landscape master plans can be implemented in phases over multiple years, which allows clients to invest thoughtfully over time rather than doing everything at once.

What to Expect from the Process

Estate-scale outdoor projects on the Gold Coast typically follow a process that is more thorough than a standard pool installation. Here is what to expect when working with Cardi Design & Build on a Gold Coast property:

1. Site Visit & Discovery

We visit the property, study the architecture and existing landscape, and have a detailed conversation about how you use the space and what you want to achieve. This visit is complimentary.

2. Concept Design

We develop a concept design that shows the overall layout — pool location and shape, terrace areas, landscape zones, and key features. We present this with material samples and discuss options before moving forward.

3. Design Development

Once the concept is approved, we develop detailed construction drawings, select specific materials and plant species, and prepare permit applications. For larger properties, we may also develop a phased implementation plan.

4. Permitting

We submit permit applications to the relevant village or town building department and manage the approval process. Gold Coast villages often have their own architectural review requirements, and we are experienced with all of them.

5. Construction

Our own crews handle pool construction, masonry, and landscape installation. We do not subcontract the core work. This gives us direct control over quality and scheduling.

6. Completion & Care

We walk through the completed project with you, explain all systems, and provide guidance on ongoing maintenance. We also offer plant health care and maintenance programs for clients who want to keep their landscape in peak condition year-round.
